Can I split a large room in two with a new wall?
Yes, a lightweight partition wall goes up fast. The hard part is the window: each new room needs daylight and a way out — otherwise it is not a room at all.
Short answer: Yes. A lightweight timber-framed partition with plasterboard is typically 9-12 cm thick and can go up in a couple of days. The real obstacle is rarely the wall itself — it is the windows: each of the two new rooms needs daylight and a proper escape route in case of fire before it can be called a room. If the room has only one window, it can only be split in ways where one side does not become a habitable room. What exactly is required depends on where the home is — ask the local building authority before the wall goes up, and get the change registered afterwards.
The window decides whether the split is even possible
The first step is counting windows, not measuring the wall. A habitable room needs daylight and fresh air, and it needs a proper escape route in case of fire. A room with no window is therefore not a room; it is a storage space, a walk-in closet or an alcove.
That leaves three situations:
- Two windows in the room, with room for a wall between them: The easy case. Both new rooms get a window, and the split is real.
- Two windows, but sitting close together: The wall cannot go exactly between them without cutting into a window or leaving one room very narrow. This needs working out before anything gets decided.
- Only one window: One of the two new rooms ends up with no daylight. The split can still make sense — as a closet, a home office with a glazed partition, storage or an alcove — but it does not become an extra room, and it should not be registered as one.
The exact requirements for daylight, room size and escape openings are set out in the building regulations that apply on site, and depend on the type and age of the home. Ask the local authority what applies to that specific home before the wall is built — not after.
The sums: will the two rooms be big enough?
A split costs more space than people expect, because the wall itself takes up room, and because two rooms need two doors and two places to put a bed.
The sums: A room measures 4.60 m × 3.20 m internally = 14.7 m². It is split across its width with a 10 cm plasterboard wall. What is left: 4.60 − 0.10 = 4.50 m shared between two rooms. Split down the middle, each room gets 2.25 m × 3.20 m = 7.2 m².
Is 7.2 m² enough? A single bed at 90 × 200 cm plus a 70 cm walkway along the side takes up 1.60 m of the 2.25 m width. That leaves 65 cm for a wardrobe — and a standard wardrobe is 60 cm deep. It just about works, but the room is full. If there needs to be room for a 140 cm bed, the room has to be wider, and the split becomes uneven: 2.60 m and 1.90 m, for instance.

The door decides whether the rooms actually work
Two rooms need two doors, and each needs to open onto a hallway or another room. This is often missed: a split across the width can leave the inner room with no access except through the outer one — and a room you have to walk through is rarely a usable bedroom.
So check on the drawing where the door to the original room sits, and whether there is enough wall left to fit a second door from the hallway. If there isn't, there are three ways forward:
- Split lengthways instead of across, if the door and windows happen to line up for it.
- Make an L-shaped split, where the new wall bends so both rooms reach the hallway.
- Build a small internal corridor — it costs 1.0-1.2 m of the room's depth, but gives you two proper rooms.
Plan for at least 90 cm of clear width at doorways, and remember that a door needs room to swing open: an 80 cm door opening into a room only 2.25 m wide eats into the corner where the bed was meant to go. A sliding door, recessed or surface-mounted, solves that, but needs either a thicker wall or clear wall space beside it.
What actually moves the price of a split
The partition wall itself is the cheapest part of the job, which is exactly why the price comes as a surprise. A finished split consists of five items: the wall, the door with frame and architrave, wiring in the new wall, painting both sides plus the adjoining surfaces — and sound insulation in the frame.
All told, a finished split of an ordinary room typically lands in the range of the low-to-mid five figures in most Western European markets, with the wall itself accounting for less than half. Labour rates vary widely, so get local quotes. It is the door, the electrical work and the painting that move the number — and they do not go away, however cheap the wall turns out to be.
The practical move is therefore to ask for a quote on the whole split, not just the wall. A quote for "a partition wall" and a quote for "two finished rooms with a door, sockets and painted surfaces" are not the same job, and the two figures cannot be compared.
Sound decides whether the split feels right
Two rooms where you can hear each other's phone calls are not really two rooms. A single sheet of plasterboard with no insulation deadens very little. Three things make a real difference:
- Insulation in the frame — mineral wool all the way, not offcuts. Cheap and it matters a lot.
- Double plasterboard on at least one side — mass deadens sound, and an extra layer of board costs little compared with what it gives you.
- Sealing at top, bottom and sides. Sound travels through gaps. An acoustic sealant run all the way round does more than an extra layer of board on a leaky wall.
And the door counts too: an ordinary hollow-core internal door deadens almost nothing. If sound matters, a solid door with a seal strip is the other half of the solution. Insulation, incidentally, is the cheapest of the five items in a split — and the one people most often regret skipping.
Requirements that should not be skipped
- Windows and escape routes. Every habitable room needs daylight and an escape opening. Ask the local authority what applies to that specific home.
- Heating. If the room has one radiator and gets split in two, one side ends up with no heat. Plan on moving or adding a radiator, or check that underfloor heating covers both halves.
- Ventilation. Two rooms need their own air exchange. A vent or a gap under the door is not a luxury.
- Registration. If the number of rooms changes, the public building register generally needs updating — that is the owner's responsibility.
- Owners' or housing association. In a flat, the board needs to be asked before building anything — even a lightweight wall.
And one thing that is not a problem here
Putting up a lightweight partition wall does not change the load-bearing structure of the home, and it typically does not require a building permit on its own. That is the opposite situation from removing a wall, where the question of what the wall carries always has to be settled by a building surveyor or a structural engineer.
Two things are still worth a look, though. A new wall adds weight to the floor it stands on — normally no issue for a lightweight plasterboard wall, but not necessarily for a masonry wall on a timber joist floor.
