What is the difference between floor area and wall area?
Floor area is length times width. Wall area is the room's perimeter times the ceiling height, minus doors and windows — and it is typically more than double the floor area.
Short answer: floor area is length × width and tells you how big the room is. Wall area is the room's perimeter × the ceiling height, minus doors and windows, and tells you how much surface needs painting or plastering. In an ordinary room with a 2.5 m ceiling, the wall area is typically 2 to 2.5 times the floor area. And an important distinction: the floor between two rooms must never be counted twice — but a shared wall must be counted twice, once for each side.
The two figures measure two entirely different things
Floor area is a measure of space: how much furniture fits, and how many square metres of flooring you need to buy. It's calculated as length × width and given in m².
Wall area is a measure of surface: how much needs painting, skimming, papering or tiling. It's calculated as the room's perimeter × ceiling height, after which doors and windows are subtracted.
The difference between them isn't a detail. Buy paint based on the floor area, and you'll come home with less than half of what you need.
The worked example
Take a living room measuring 4.20 m × 3.60 m internally, with a 2.50 m ceiling. There's one door at 0.90 × 2.05 m and two windows at 1.20 × 1.20 m.
The floor area
4.20 × 3.60 = 15.12 m²
The ceiling area is exactly the same, 15.12 m², as long as the ceiling is flat.
The wall area
First the room's perimeter — all the way round along the floor:
2 × (4.20 + 3.60) = 2 × 7.80 = 15.60 m
Then the wall surface from floor to ceiling:
15.60 × 2.50 = 39.00 m²
And finally the deductions:
- The door: 0.90 × 2.05 = 1.85 m²
- The two windows: 2 × (1.20 × 1.20) = 2.88 m²
39.00 − 1.85 − 2.88 = 34.27 m² of wall area.
The ratio
34.27 ÷ 15.12 = 2.27. So the wall area is 2.3 times the floor area in this room. That's a perfectly typical ratio for an ordinary room with a 2.5 m ceiling.
Small rooms have proportionally much more wall
The ratio between wall and floor isn't constant — it depends on the room's size and shape. Two extremes, both with the same 2.50 m ceiling:
- A small bathroom, 2.00 × 2.00 m: floor 4.00 m², perimeter 8.00 m, wall area 20.00 m². The wall is 5 times the floor.
- A large living room, 6.00 × 5.00 m: floor 30.00 m², perimeter 22.00 m, wall area 55.00 m². The wall is only 1.8 times the floor.
That's why a small bathroom costs disproportionately more to tile: the tiles follow the wall, not the floor. The same mechanic means a long, narrow room has more wall than a square room with the same floor area. A room measuring 8.00 × 2.00 m also has 16 m² of floor, but its perimeter is 20.00 m against the square room's 16.00 m — 25% more wall for the same floor.
From wall area to paint
The walls in the example living room are 34.27 m², and they need two coats. That's 34.27 × 2 = 68.54 m² of painted surface. Wall paint typically covers 6-8 m² per litre per coat, depending on the surface:
68.54 ÷ 7 = 9.8 litres — so two 5-litre tins, if the ceiling is painted separately.
If the ceiling is being painted too, add 15.12 m² per coat. Note that a rough or absorbent surface eats more: a never-painted plasterboard wall can soak up closer to 6 m² per litre in the first coat. Allow 5-10% wastage, and buy half a tin too much rather than too little — paint bought later from a different batch can differ slightly in shade.
The important distinction: what may be counted twice
Here's the rule most often mixed up when two rooms share a wall.
Floor area must never be counted twice. If there's a wall between the living room and the kitchen, that wall isn't floor in either room. Calculate both rooms' floors out to the wall centreline, and you'll count the same square metres twice, and the house will look bigger on paper than it really is. That's why floor area is always measured internally, from wall surface to wall surface — and why a shared wall must be one wall on the drawing, not two walls stacked on top of each other.
Wall area, on the other hand, must be counted twice — once for each side. The shared wall between the living room and the kitchen has two surfaces. The living-room side belongs to the living room's wall area, the kitchen side to the kitchen's. If both rooms are being painted, both sides go into the sum. That isn't double counting; it's two different surfaces that happen to have the same wall between them.
The simple rule of thumb: floor is counted once, because you can only walk on it once. Wall is counted per side, because you can only paint one side at a time.
Internal measurements are the only scale you can check yourself
Both floor area and wall area need to be worked out from the room's internal measurements — from wall surface to wall surface, measured at floor height. That isn't a technicality: it's the only measurement an ordinary person can go in and check with a tape measure. A gross area measured around the outside of the house is no use for either paint or flooring, because it includes square metres that are brickwork.
Three things to watch for when measuring for wall area:
- Ceiling height varies. In older houses there's often a 2-4 cm difference from corner to corner. Measure at two opposite corners and use the larger figure.
- Protrusions add extra wall. A chimney breast or pipe boxing in the middle of a wall removes a little floor, but adds surface on three sides.
- Skirting boards and trim are normally not deducted for painting work — they're small enough to disappear into the wastage allowance.
